Home Electrical Safety Inspections

A home electrical safety inspection in Greeneville, TN is a close look at your home’s wiring by an electrician. GPM Electrical checks the panel, the wiring we can see, the outlets, and the equipment around them, and we explain what is fine, what needs attention soon, and what can wait. It is useful when you are buying an older house, when something has started to act strangely, or when you simply want to know what is behind the walls.

  • Panel & breaker check
  • Outlets, switches & GFCI
  • A clear list of what needs attention

One important point up front: this is a safety check by an electrician. It is not a permit inspection, which is done by the state or city inspector who signs off on permitted work. It is also not a general home inspection, and we are not home inspectors. We look at the electrical system in more depth than a general walk-through can.

Buying a house: what a home inspector can miss

A general home inspector covers the whole house, from the roof to the foundation, in a few hours. The electrical part is a small slice of that. A home inspector may note that a panel looks old, or may spot a missing cover. A closer electrical look can go further: testing outlets and circuits, checking what is inside the panel, and tracing what we can reach in the attic or crawlspace.

That matters in this area, where many homes were built from the 1940s through the 1970s. We have found arcing behind a main breaker in a 1970s Greeneville house, and we have replaced fuse panels in older homes. Problems like those are best found before you close, when you can still talk about repairs or price.

If you are in the middle of a purchase, call us early. Timelines are tight, and we will tell you what we can fit in.

What we check

  • The panel: labels, rust or moisture, scorch marks, loose or overheated connections, breakers that look mismatched, and any panel brands with a known history of problems. Our guide on Federal Pacific and Zinsco panels explains why those get flagged.
  • Outlets and switches: whether they work, whether they are grounded, and whether kitchens, bathrooms, garages, and outdoor outlets have GFCI protection where it is expected.
  • Visible wiring: what we can see in the attic, basement, crawlspace, and garage, including wire type, damaged insulation, and unsafe splices.
  • Overloaded circuits: extension cords, power strips, and heavy appliances sharing a circuit.
  • The service: the meter base, service mast, and weatherhead on the outside of the house, where we can see them.
  • Smoke and carbon monoxide alarms: whether they are present and powered, since they are part of a home’s electrical safety.

We do not open walls during a safety check. What we can see and test is what we report on, and we tell you where something should be looked at further.

What you get afterwards

When we finish, we go through what we found with you and give you a written list of the items that need work, sorted by how urgent they are. Anything that is a real safety risk goes at the top. You decide what to do with the list. If you want us to do the repairs, you get a price for each item before work begins, and you are under no obligation to hire us.

Not the same as a permit inspection

Permit inspections happen when work that needs a permit is finished, and the inspector is from the state, city, or county, depending on where you live. Our safety check does not replace that, and it does not give your home a pass or a certificate. If you are buying a house and want to know whether past electrical work was permitted, the local building office is the place to ask. We can tell you what we see and what questions to ask.

Other reasons to have a check done

  • Lights flicker, breakers trip, or outlets get warm, and you do not know why.
  • You are about to add a big load such as an EV charger, a workshop, or a hot-water heater and want to know if the house can take it.
  • An older relative’s house has not had its wiring looked at in decades.
  • There was a storm or a flood and you want the electrical system checked before you rely on it.

If a check shows a larger problem, we point you to the right service, such as electrical repair, a panel upgrade or rewiring.

Questions

Safety inspection questions

Straight answers about pricing and how we work. Don’t see your question? Call Nick.

Is this the same as a home inspection?

No. A home inspection covers the whole house and is done by a home inspector. Our check covers only the electrical system, in more detail, and is done by an electrician. Many buyers get both.

Is this a permit inspection?

No. Permit inspections are done by the state, city, or county inspector after permitted work is finished. Our check does not replace that and does not certify the home.

Do you open the walls?

No. We test and look at what we can reach and see, such as the panel, outlets, attic, basement, and crawlspace. If something needs more investigation, we tell you where and why.

How much does it cost?

It depends on the size of the house and what you want checked. We tell you the price before we start, and we explain any service-call fee when you call.
